The house & Colour selections


13.2.2013 Balance of Deposit paid to developer, Contracts exchanged all ready to move forward. Looking forward to moving forward.





14.2.2013  Loan Approval Received for Land purchase. Thank god we didn't waste that deposit. Darren would have killed me.


16.2.2013 Thanks to the super McDonald Jones Sales rep, the decision was finally made after much looking and deposit paid, first round of variations completed (only one more chance to make changes)

19.2.2013 Deposit Variation received, 2 small changes and we should be all good to go. Centralise garage door and add back second cut out to hallway.

20.2.2013 All going too good so far, something had to fall apart. Deposit bank cheque rejected by developer. Needs to be replaced in another name.....Bank require original check before it can be replaced, hope the mail is running on time and the developer is patient.

23.2.2013 So 3% deposit still floating around in the mail, managed today to convince the bank to cancel   the cheque. Finally can iron out the stress wrinkles and take a chill pill.

18.3.2013 Settlement on Land due, All completed on time - YIPEE

19.3.2013 Colour Pre-Selection appointment booked. 3pm (1 hour ) So many choices. Looks like we'll be busy till April trying to decide on bricks, mortar, colours and flooring. Plenty to fight about there.

1.4.2013 Nothing to report really, was hoping to have the plans to check over by now, waiting waiting. Checked out the block today and building has commenced 2 doors down and they are building the Milano also. Need to follow up now what their FACADE will be and make sure it is different to ours.

2.4.2013 Advised today that plans are still not done, advised by Melissa that plans should be ready at colour appointment on 16.4.2013. Looks like a 3 week delay to me, hope they recognise that at build time and don't try and charge me for delays at that point.

16.4.2013 Colours Appointment booked - 9.30 am ( 4 hours apparently OMFG ).  So the day started well, slept in, painted nails forgot breakfast and headed off at 9 to meet Darren there. 300 meters down the road got myself into a bit of a tizz and lost my breaky (oops didn't have any so maybe it was pool water from last night). Lucky there was a cloth in the car or I would never have lived that one down. I never would have guessed it but we needed 5 hours for colours. Really happy with our choices, will list them all once confirmed later this week.

Confirmed that we should have final tender / contract and plans approx 1 week after accepting colour selections and pricing, will have the final costings on driveway, flooring and the controversial rangehood by Thursday, will review with the family on Friday and Saturday night and sign off on Monday morning. Should mean we can have plans etc for the bank by 29th of April.

Colour choices below for anyone who is interested. Have not uploaded them all yet but the main colours are here. FYI I am not crazy, the kitchen colours look much better then they appear. Darren has promised to blame me if it looks like crap, guess who will have to fix it though (not me).

26.4.2013 Received contract ready for signing, not quite right but hopefully will not hold things up to have amended, time now to get all that happy paperwork ready for the bank and prepare ourselves for the big long wait. Apparently 3 weeks for approval and  5 weeks before they provide letter to builder so construction can commence. Well see.

30.4.2013 Advised I will have plans tonight, or tomorrow at the latest. Cannot wait to check them.

1.5.2013 Plans still not received back from MJH. Consultant is on sick leave and apparently no-body else can follow up drafting to get me a copy.  All amendments were drawn at colour appointment, I'd like to know who looks after the drafting quality control. Getting a little frustrated at this point, I was expecting better than what we are receiving for both colour selections and plan finalisation. Hopefully things will improve from here.

6.5.2013 Of course the bank wants more paperwork. So much has changed since the last loan (NOT). Anyway hopefully they will approve so we can move forward. Would suck to compromise at this point. Hopefully they will be OK to go ahead by end of June. Perfect for us.

7.5.2013 Plans all ready, Appointment today at 2.30 to sign away. Clause 11 remains in contract - removed via Variation 2. Water tank must be moved to satisfy Sydney Water Variation 3.

19.5.2013 So Stockland have signed off on our colours / plans. Lodged for CDC approval on 16.5.2013, 2 weeks anticipated before approval. Still waiting on the bank for final loan approval, expecting to get that this week. I hope that they are not the ones to let us down. Have decided on carpet and bamboo for the flooring. Found a wonderful girl at CHOICES Blacktown so will be going ahead with them.  We have been out to the block this week and all but 4 blocks have at least started building if not finished. Such a busy place, almost glad we will be one of the last in this time, might save some of the dust. This is obviously the worst part, we want everything now and of course there is no visible progress at all, just our dreams in other peoples hands. Oh well Such is live.

27.5.2013  - I'm so excited and I just can't hide it, I'm about to lose control and I think I like it.....Bank finance approved, DA application made by Stockland back in 2011 magically located so only the private certification remains and we can begin our journey. Final electrical appointment this week so everything will be ready to go on time.

3.6.2013 - WTF we must have the weirdest private certifier, or maybe he is the only one who ever read stockland's DA from 2011. I would have sent it to council if I had known that every week they would want more paperwork that belongs to stockland and is held by council but not available to me due to "copyright", not really sure why they want it from us but did not need it for the neighbors but I guess that is just our luck. Variation 5 today for another survey, I don't even know what this one is for (could not quite understand) but just another $376 dollars down the drain. 

16.6.2013 Confirmed all paperwork etc ready to go. Just waiting on final CDC approval so we can get to building. Did a count today and there is 27.5 weeks to christmas and hopefully this week we will get our approval and enter the standard 26 week build contract. Will be funny if last year was the last christmas at our old place.....Cannot wait now to see if all our colours are OK, getting a bit nervous / excited.

I have to say before we go any further that the process so far by McDonald Jones staff has been excellent. Vince in sales was right on the money with his calculations and advise and Melissa has been super helpful sorting out all our other stuff.

21.6.2013 All finally approved. Within the next 20 days we will commence construction. I am so excited. After the big party next week it is time to start the big clean up and put this place on the market....Should have pictures for you all soon....

24.6.2013 Its official, less than 20 working days. No issues now except the rain. Yipee....

8.7.2013 - All orders placed, file sent to supervisor to arrange site cut.....Should see some action this week hopefully )lucky me LOL). Met a couple of the neighbors on the weekend, busy little street on a Sunday I must say, but so far all seam quite nice.

10.7.2013 Hope the neighbours move their crap before our build begins....
